1)   CONCEPT PRESENTATION AND LOCATION

“ B a j a r d í n” foresees the creation, development and construction of a self sustaining community which will service and support an “Eco-Tourist Center & a Garden of Natural Health Spa Resort ” which will combine all or most of the available “Nature Tourist Adventures ” and the “ Natural Holistic Therapies ” to be integrated in an incredibly beautiful desert setting located along the Bay of La Paz within the greater Gulf of California (or Cortez), and which will offer tourists and nearby residents the opportunity of healthful recreation, whether for a days outing, or for days of planned activities, whether for exercise or leisure, as well as for health regeneration and alleviation.

“Eco Tourism” as it is known today includes all of those activities that involve sports participation in the natural habitat of the local terrain and surrounding waters and/or winds. Obviously, each and every one of the different Eco-Adventures offers a great business opportunity in itself, and the combination of several adventures enhances the potential of the whole concept .

      “Holistic Health” or “Natural Medicine” which involves all of the alternative medical practices has had an incredible worldly growth and acceptance versus and opposed to the “Allopathic” method of curing people, besides that it is also completely “ Natural ”.

       Both concepts combine into a “Return to Nature” theme, to get well, to enjoy, to relax, to participate in, and perhaps even compete in one or more “ Eco - Challenge Competitions ” held during the year at   “ B a j a r d í n”.

Therefore the different Nature Adventures that will be included here are:
A. On land :
Trekking/hiking, camping, canyon & mountain climbing, cave hunting, rappelling, mountain biking, horseback riding, golfing, hang-gliding, nature tours: ornithology, archeology, geology, etc., and any other activities that may fit in.

B. In the Water :
Dolphin Center - therapeutic swimming program with dolphins, diving for your own pearl program, snorkeling , scuba diving, wind surfing and sailing (all sizes), kayaking, aquatic tours : underwater in electric submarines, whale & sea lion watching, island camping, sport fishing (catch and release program), and any others that may fit in.

C. In the air :
Hang-gliders, delta wings, ultra-lights, hot air balloons, and any others that may fit in.
The “Holistic Health Center ” will include specialists in most of the different fields of Natural Medicine such as: Iridology, Naturopathy. Homeopathy, Acupuncture (all phases), Chiropractic, Reflexology, Aromatherapy, Ayurveda, Massage (all styles), Kirlian Diagnosis, Natural Nutritionists, Neural Therapy, Magneto-therapy, Reiki, Chelation, etc., … and many others that may fit in.

Aside from the different therapies there will also be ongoing classes and groups of Yoga, Tai Chi, Feng Shui, nutrition, physical fitness programs, detoxification and colonic cleansing, etc., ….. and many others that may fit in.

There will also be various tournaments and races for all the different levels of sports and activities that will be included during the entire year.

The initial installations will include a Hotel/ Motel with everything self sustaining, and which can be expanded as necessary, and, which, will be the center of operations for all of the activities that will be included and offered to guests and visitors. Here will be the “Grand Reception Center for the Hotel & cabañas, the dining rooms or restaurants, the Reservation Center for all the different activities, the health garden spa, gymnasiums, various courts (tennis, basketball, etc.) pools, table games, nutrition shops & counters, exercise gardens,   croquet, etc. Here will be an open air amphitheater where each day and night movies and video tapes will be shown of the “Nature Wonders ”, and also where guests and visitors can tell, show, and relate their personal “nature” experiences of the day.

“ B a j a r d í n ”, which in Spanish can be interpreted as B a j a G a r d e n presents a new concept, a well planned and integrated new worldly product, which joins the participation of the natural beauty of this virgin part of the world with people of all races, ages, colors, and sizes to come and enjoy, to relax, to exercise, to get well or to participate in sports or activities, to clean out or detoxicate, to experience “Nature” in all of its essence - on land, in the water, or in the air. There will be no drugs nor alcohol, no night clubs to keep anyone up all night. There will be no soft drinks nor labeled products.   Here, everyone will want to participate in some kind of healthy activity, which is the main reason why they came to “ B a j a r d í n ” , and therefore willing to start early and drink or eat all natural foods and products made locally by the local community.   Everything will be self -sustained, which means that the resort will grow most of its own food, will be run by solar and wind power, will have its own water purification systems, garbage disposal treatments, and everything to make it as “Natural” as possible.

The   location   of   “ B a j a r d í n ”    will   be   within   the    boundaries   of   “ P u e r t o   I t u r b e ”, a master planned tourist, residential, nautical project, and will be the first development of such a major project which has most of the necessary authorizations and permits to be able to start developments as soon as possible. The initial area that will be allocated will be 500 hectares (1,220 acres) with one mile (1. 6 kms.) of beach facing the Bay of La Paz. The area can expand in the future as necessary since “P u e r t o   I t u r b e” has a total area of 3,450 hectares with 10.5 kms. (6.5 miles) of beachfront. The property is located 50 miles (80 kms.) from the City of La Paz and 45 miles (70 kms.) from the International Airport of the City of La Paz. The highway from La Paz runs west and north around the Greater Bay of La Paz and is paved for 35 miles. The rest of the way is by a graded dirt road (future coastal highway) in an area that has no tourist developments. The property can also be reached by boat or plane.
The property consists of 1,700 (one thousand seven hundred) hectares with 5.5 kilometers of beachfront facing the Bay of La Paz, and belongs to Ramón Iturbe Henderson, developer of the “B a j a r d í n” project, who will allocate the first 500 hectares (1,220 acres) with one kilometer (1.6 miles) of beachfront, and/or more hectares as when necessary as his participation in the project.

II. BUSINESS PLAN

A.)   CONCEPT GUIDES AND PROJECT DESCRIPTION

“ B a j a r d í n ” will be developed with the latest state of the art technologies in solar and wind energy and water purification systems so that all energy and water production is generated within. With the latest self sustaining organic gardening systems available, in order to grow all of our own foods (or most at least). With the latest construction methods which will include local building materials (adobe, etc.) It will be as environmentally as clean as possible without pollution to air, land, or sea.   The land features will be integrated into the urbanistic guidelines with respectful restrictions relative to sizes and styles. Aside from the Eco -Tourist Adventure Hotel/Motel with the Holistic Health Center, the workers residential areas will be built at the same time as all other facilities.

“ B a j a r d í n ” will be a well planned and integrated community - planned ecologically and dedicated to “HEALTHY LIVING CONCEPTS”. It will be an All-Inclusive “Adventure Resort” that will offer a multiple variety of activities on land, water or air. It will have a “Holistic Health Center” where people can be treated, cured, or simply cleaned out. It will feature all natural health foods and drinks versus junk food and beverages. It will have all of the necessary amenities that go along in this type of place: exercise programs, whirlpools, massage therapies, meditation rooms, gymnasium, yoga gardens,   etc. It will also have ongoing educational programs for those guests who wish to learn the “ Biogenic ” principles and methods applied at “ B a j a r d í n ” and perhaps take them home to change their own lives.

           “ B a j a r d í n ” will become, because of its purpose and daily lifestyle, an example as one of the first schools of real “Nature” education. Through the “Eco Tourist Adventure” recreation attractions, people will participate, and observe and feel that necessary respect for Nature by the actual living and enjoying such a respectful attitude towards the earth and its creatures, and which will be the lifestyle of the local workers.

B) ACTIVITIES AND SERVICES .

1) ECO - TOURISM :      The activities will be daily Nature adventure programs
for limited groups that will allow visitors to participate in whatever activity they wish. Therefore, every individual - adult or child, can plan their day or weekend schedule, plan the entire week or more, and participate in most or whatever recreation and/or different activity they would like to try (according to the limited participation if available, and according to certain rules or regulations).

The activities will be the following as listed on page 3 :

On land :

Trekking/ Hiking Since the terrain of the property is so diverse in its beautiful colorations, having red and copper green (phosphates) hills and mountains, there will be desert paths and dry river bed paths to follow throughout the entire property and surrounding mountains in the western background where one can find fossils, springs, mountain goats, cave paintings, and many more unknowns.

Climbing The mountains towards the western side of the property (Sierra Cuesta de Federico) offer an unequal colorful site where guests can spend days climbing or hiking.

Camping – This will be one of the most practiced adventures since several routes will be made for different sports which will arrive at different campsites whether they arrive walking, or on mountain bikes, or by horse.

Canyon Hiking Following the many routes through the mountains there are many canyons throughout the sierra which surround the property which sare ideal for this sport.

Mountaineering   This will include climbing and trekking towards the backside mountains.

Speleology Scattered throughout the mountains, canyons, ravines and gorges of the Sierra de Federico and San Juan de la Costa are many caves, and according to some of the rare inhabitants, there are caves with paintings and unknown until now to the public.

Rappeling This sport of hanging down mountain sides with ropes has generated a new world of athletes, and this area has a great variety of sites with different colored mountains, thus making this adventure much more vivid.

Mountain Biking Throughout the entire area of mountains, glens, canyons, ravines and gorges, there are paths made by animals (wild horses, cattle, mules, goats (Cimarron and Berrendo), which have inhabited the area for many years. These paths are the ideal roads and/or routes to be conditioned with safety measures and thus create different category routes for beginners, advanced and expert participants.

Horse Back Riding For those who prefer to enjoy nature from the cowboy side while riding horses trained for the terrain.

Golfing - With the new developments of desert pastures for the “Greens” within a golf course, and the modern controlled use of recycled waters for such, an 18 hole ecological golf course will be built within the resort and will be integrated amongst the cabañas, gardens, lakes, paths, homes, etc.

Bird Watching - For the “elite ornithologists” of today’s societies, looking for gulls, pelicans, frigates, terns, egrets, blue herons, and/or the land birds.

In the water :

Swim with the Dolphins program. This is where they breed and play and constantly delight all visitors of the Bay of La Paz. An incredible therapeutic and healing treatment besides from the pleasurable swimming adventure.

Dive for your own Pearl program. Snorkel around and dive for your shells, bring them out, and find your own pearls. This activity is an ongoing scientific research program conducted by the local Marine Biology Investigation Center for over fiften years reproducing oyster pearls, and also allows that it can be set up as an Eco-Tourist Adventure and have visitors learn and participate in this fascinating activity.

Swimming and/or snorkeling. Whether in the hotel pools, or in the Bay of La Paz’ tranquil waters, or on trips to neighboring reefs and/or nearby islands, and swim with the sea lions and /or with multicolored fish.

Scuba Diving - This area is known world wide for its beautiful reefs and privileged year round diving spots. A total adventure of its own because of the more than 1,500 different species of fish inside the Gulf of Cortez. A few years ago two ships were sunk nearby the island of Espiritu Santo which is facing the property and created new reefs and a new world of fish for the divers to enjoy.

Sailing in different sized sailboats. The Bay of La Paz, although it is extremely tranquil and calm, enjoys constant breezes and winds which make this sport enjoyable for people of all ages and on sailboats of all sizes, whether small ones (Hobie Cats), or larger sailboats, and having the uninhabited islands nearby, there is an unbelievable experience offered to sail, camp, and explore these virgin lands.

Kayaking. This area has become world famous for the trips that take several days rowing deliciously along the volcanic outcroppings which embellish the peaceful Sea of Cortez and the incredible Bay of La Paz.

Different trips.

Underwater : eventually this will be another one of the main attractions because the Sea of Cortez contains perhaps the largest variety of fish in the world (more than 1,500 species) , and it is not rare to see a whale shark (the largest fish in the world) or giant mantas, or hundreds of hammerhead sharks, and many more marvels of the sea. Also, there are large families of whales and dolphins in the Bay of La Paz all year round, and the gray whale is only one of the few that migrate to the North Pole and come and go to Alaska, but meanwhile, most of the other whales live here all year long with families of 80/90 and up to 120/130 species. Blue whales, fin whales, seis, orcas, etc. are in and around the Bay of La Paz, together with dolphins, porpoises, and many more sea animals that are seen daily.

Recreational Sport fishing (Catch and release) – This area is also famous for having some of the finest sport fishing in the world, and where there are several fishing tournaments held throughout the year, but at “ B a j a r d í n ” fishing will be a recreation to catch and release ( … and just a few …. to enjoy).

In the Air :

Hang gliding. With the conditions of having high mountains that surround the property, this sport is presented to have an incredible descending flight into a beautiful valley next to the pristine Bay of La Paz.

Hot Air Balloons. This will be a fascinating trip because of the beauty of the area.

2. HOLISTIC HEALTH RESORT CENTER :

The services offered here will be an opportunity of uniting most , if not all, of the different therapies of Natural Medicine, thus offering patients and visitors many alternative ways of healing their illnesses, as well as learning new ways of health maintenance through laws of nature. The costs of such services and treatments will be such as to make “Healing” as available for anyone who needs it.   The services that will be offered are mentioned on page 3.

3.Hotel / Motel and Cabañas :

Here will be the Reception area and Coordinating Center for all activities. Here will be the hotel and guest cabins, the dining areas for all, kitchens, educational rooms, an adequate open convention center, gymnasiums, health bars, swimming pools, whirl pool baths, massage therapies, the Holistic Health Center, sports and tennis courts, etc. … and any other necessary buildings. Throughout the Center will be cabins scattered amongst medicinal plant gardens, and flower and vegetable gardens.

C)   SITES and ACCOMODATIONS:

            The site of the 500 acre parcel of land will be located next to the water on the Bay of La Paz facing east towards the island of Espiritu Santo. It will have one mile (1,600 mts.) of beachfront. It will have a pier and/or a small marina for servicing all of the water recreation activities. It will be built on a terrain combined of flat areas and small hills to afford different views.
The accommodations will be designed so that everything - the Hotel, the Holistic Health Center, the golf course, all service or activity centers, the guest cabañas, and the initial workers homes, all blend in ecologically with the terrain and sea. The initial guest cabins will be 300, another 150 for the therapists, and 150 for the initial workers.

D) RECREATION AMENITIES

“ B a j a r d í n ” will be a recreational and diversion paradise, therefore, it will have as many amenities as possible. As Webster describes “ amenity ” = anything that adds to one’s comfort or convenience. Throughout the entire complex , amongst all of the different adventure sites, campgrounds, reception areas, sports areas, where ever anybody can walk, go, camp, rest, or do what ever, they will find “Amenities”.

DEVELOPMENT PLAN :

“ B a j a r d í n ” is going to be a “ Self-Sustainable Community ”, and it will be necessary to integrate various programs all at the same time, so that when the opening date arrives, the many different supporting activities will be as operational as possible. Therefore, the initial stage will be the invitation and formation of participants, and /or advisors that will integrate the necessities and guidelines within each of the different activities offered. As the future success depends on the initial purposes and guidelines, and those to implement such, the acceptance of this new genre of participants is of utmost importance. As the various, different interested parties come forward, the realistic necessities will or can be established for each activity, whether on land, in the water, or on a health table, and then design and incorporate the most adequate program using the proper use of terrain, with future expansions; the most adequate facilities for each adventure (whether horseback riding, trekking, kayaking, swimming with the dolphins, diving, or one of the “Health Services” ); the most adequate accessibility and /or traffic flow of guests and locals for moving about ; the most adequate food system with both the growing as well as the preparation of the natural foods to be offered for all; the most adequate energy system for the facilities. Also, very important, that those who are going to be studying, living, and/or working in “ B a j a r d í n ” or administrative personnel and employees, so therefore, the most adequate participation and compensation plan for all involved.

While the organizational structure is being conformed, the various construction necessities will also be assembled: the most adequate energy production system; the most adequate food production program, the most adequate medicinal botanic garden, the most adequate garbage recycling program; the most adequate water production system; the location of the most adequate and available local building materials; the most adequate road system with the least pollution from vehicles available; and so forth.

2.- STRATEGY :

             Since “B a j a r d í n” is composed of such a multiple variety of participants who will be living within the area as students, employees, partners, suppliers, the first needs are the basics : water, food, energy, etc. Therefore the road to follow is to:

a.     Consolidate, incorporate, set up offices, group & hire initial working team.

b.     Implement food and medicinal herb plantations. (Initial Botanical Garden).

c.      Research : Conduct an International Contest for the Best Eco - Tourist Architectural Design (Worldwide through Internet) and all self sustainable systems, with potential ecological growth, and through the contest also find the most adequate systems available worldwide for all basic needs.

d.     Consolidate a selected Working team and plan, and start !

e.     Start a worldwide advertising and promotions campaign.

f.   Start infrastructure for initial development.

g.     Continue with the construction of all necessary buildings and structures.

h.     Find a desert ornithologist for the Bird Watching Adventure treks and many others who will help make “ B a j a r d í n ” a success.
